6 power preparation techniques for property photography. (plus 2 bonus tips)

The difference between subpar photos taken on a mobile phone and top-quality photography can be huge. Sure, your property will still sell, or get rented (eventually!) with uneven dark and blurry photos. But better photos lead to more enquires. More enquires lead to more competition, more competition leads to higher prices.
It’s no lie that as photographers, we can make things look amazing using light, composition, and magic (aka training, experience and skill). Even though we use a great deal of magic, the way to capture the most incredible photos of your property is with your help.
To get your property’s best side, follow these 6 power preparation techniques. We like to call them the 6 D’s

1) Deep-Clean
Deep-clean each room, straighten curtains, spread beds, clean carpets, wipe mirrors and glass, this will attract more potential buyers by giving the impression the property is well looked after.
2) Declutter
Declutter by removing any unnecessary items and free up floor and shelf space. This will help make your property appear larger.
3) Depersonalise
Depersonalise by taking down family photos, your favourite movie posters, flags, religious symbols etc. This is because not everyone has the same style, taste, or beliefs as you. Ultimately it will help potential buyers envision themselves living in the house.
4) Decorate/dress
Decorate/dress your home!!! We know we just told you to declutter and to depersonalise, but now you need to inject a bit of lifestyle allure back into the property with plants, candles, cushions, throws. Deliberately placing items like these into the photo give off that luxury show home feel.
5) D.I.Y
D.I.Y we are not suggesting that you renovate your property, but getting the broken blind fixed, making sure all the light bulbs are working or even painting a wall or two, goes the extra mile for flawless photos.
6) De-weed
De-weed if you have a front or rear garden mow the lawn, trim bushes and trees, and plant fresh flowers. This will increase the curb appeal of your house and make it more attractive to potential buyers.

7) Deploy
In keeping with the 6 D’s we will use the word ‘Deploy’. Deploy and rearrange your furniture to optimise the space in each room. Create symmetry where possible, this will help the composition of the photos and will deliver the best results.
8) Daylight
Daylight provides the best source of light for property photography, ideally photos should be taken when the sun is at its highest epically for external photography as shadows will be at their most reduced.
